| 1) Our rates are based on single/double
occupancy and include a full breakfast each morning. 2) For Summer, Foliage season and Holiday weekends, a minimum stay is required. 3) The fee for an addtional person in a room is $20 per night, regardless of age. 4) Check-in time is between 3:00 pm and 9:00 pm. Please call in advance if other arrangements will need to be made for check-in time. Checkout time is prior to 11:00 am. 5) One night's reservations will be paid in advance. Reservations of two or more nights require a 50% deposit. Deposits will be credited to the last nights of the reservation. Reservations of seven or more nights will be paid in full one month prior to the visit. 6) Rates are subject to 8% New York State sales tax. 7) Two weeks advance notice of cancellation is required. If less than two weeks notice is provided, deposit will be refunded only if the room is re-sold for the total reserved nights. If the room is not re-sold, you will be responsible for the entire length of your stay. Early departures and changes in arrival dates are considered cancellations. Due to the size of the inn, cancellations affect us greatly; therefore we cannot make exceptions, (illness,weather, accidents, etc.). All returned deposits are subject to a cancellation fee of $25 per room. 8) Payment is accepted in the form of check, cash, Visa, Mastercard, Discover, and American Express. 9) For the comfort of our guests, the inn is non-smoking. 10) Children under the age of ten are welcome in specific rooms. 11) We are sorry, but dues to health reasons, animals cannot be accomodated at the Inn.
